Is this the time to sell your house?
As you well know the housing bubble has burst, we’re in a recession and the housing market is volatile. Many clients ask “Should I sell my house now before the prices slip further or should I wait?” My advice is unless you have to sell – stay out of the market. It’s really tough right now to sell a house. There’s a lot of inventory and foreclosures properties are keeping prices down. There aren’t very many buyers. People are waiting to make sure their jobs are secure and the economy improves before they venture into the housing market again.
If you can stay of the market do. If you need to sell your house it’s all about price. You’ll need to get information on comparable sales in your area priced per square foot, and number of sales per month. You’ll need to know if those comparable homes have granite countertops and stainless steel appliances – buyers expect every house to be up to date.
“Is there anything I can do to make my house more attractive?” Make sure you stage your house, start with the exterior, make sure trees and shrubs are trimmed and that the lawn is pristine. Plant colorful flowers and paint the door a bright color. Remove all pictures of the family, and avoid too much artwork on the walls and in the house. Take out all the things that make your house your own. You want buyers them to see the house as their own. Neutralize the interior paint colors. Right before you put the house on the market take one piece of furniture out of each room. This will make every room look larger and more open.
It’s all about price. You need to be priced under market to make the sale. You have to be on the web and your photography has to be fabulous. Make sure the home is clean, up to date and as presentable as possible.
